Tips for getting your rental application approved.


  1. Be sure to fill in the application completely. Blank lines or unanswered questions raise questions and may lead our leasing agents to assume the worst. Less than desirable credit scores, past landlord references, or income levels can be overlooked in certain circumstances, but only when full disclosure is provide in a forthright manner from our renters. We respect our renters and we try to do business with renters who will also respect us.

  2. Bring your cheque book. We do not require an application fee or other payment in exchange for viewing a property, but will be able to begin the screening of your application much quicker when we have the Security Deposit funded and ready for deposit. Our leasing agents are very busy and an efficient, clean application makes for a smoother process.

  3. Be realistic with your expectations for rental amounts. Our policy, and that of most landlords, dictates that we require a household income to be 3 times higher than the monthly housing expense. This housing expense includes rent, utilities, cable, insurance, etc. We do not want to cause un-due financial strain on our renters, and the income to rent ratio will help all parties maintain a pleasant rental experience.

  4. Bring two pieces of Government issued ID. We do not necessarily keep this information, but will require renters to show us their ID during the application process.

  5. Be on time, or call to cancel your appointment if you cannot make it. Due to the high volume of rental listings in our office (we conducted over 4400 showings last year) we are often on tight schedules and the courtesy of prompt arrivals in greatly appreciated.

How to Guarantee my Security Deposit will be Refunded.


We subscribe to Service Alberta's rules for Landlords and Tenants. These rules are directly taken from the Residential Tenancies Act of Alberta and clearly set out when and how you should expect your security deposit refund. We refund security deposit funds, plus interest and minus any deductions via post mailing a cheque within 10 days of your move out inspection. We do not want to cause renters any unnecessary stress while they are moving and have numerous other issues to deal with, additionally we do not enjoy disputes of security deposit funds.

The following guidelines will help to ensure the process goes smoothly and your full refund is available quickly:

If possible, schedule a move out inspection a few days before the end of the month. That way, if there are any deficiencies or cleaning that is required, you have time to recruit a cleaning crew or make necessary repairs prior to the next move in. If we find a property needs to be cleaned or repaired and a new tenant is moving in shortly thereafter, we are forced to pay increased costs for a rush job.

  • Be as thorough in your move out preparations as possible. Compare the move in report to the move out condition of the property. Ask yourself if you would rent the property in its current state.

  • Do not schedule your inspection until you are fully moved out of the property, all furniture and belongings have been removed, and full cleaning has been completed. Our inspectors are not able to conduct the move out inspection, or initiate the refund process until inspection of a vacant property has been completed.

  • Check the yard. Often the busy moving and clean up leads us to forget to check the yard for left over items like jungle-jims or lawn mowers. These items are expensive and you will not want to forget them.

FAQ's for New Residents.


Q: Do you guys do credit checks?
A: Yes. But we know that life happens, and we all want a better credit score than the one we currently have. Our leasing agents are realistic in their expectations. Have you declared bankruptcy? This is probably not a big deal. Creditor calls coming in from an outstanding credit card bill? This maybe a problem or may not, be clear and explain the details to our agents. Previous Landlord evictions, unresolved criminal issues, and arrest warrants are out of the question.

Q: How can I pay my rent?
A: We accept cash payments delivered to our office, postdated cheques, or PAD (pre authorized debit) payments from your checking account.

Q: What should I do if I have a maintenance request?
A: When you move in, you will be given contact info for our field team, including our maintenance personnel.

Q: How often do you conduct property inspections?

A: At least every 90 days, more frequent if warranted.

Q: I'm having some financial trouble this month, is there anything I can do to arrange special payment arrangements?
A: Yes. Preference is given to requests with lots of notice. If you anticipate a significant expense coming up in the future that could affect your ability to pay the rent, give us lots of time to make arrangements and we will be more accommodating.

Moving Tips


  • Move on a weekday if you can, when banks, utilities and government offices are open.

  • Order preprinted address labels with your new address as soon as you know it. It makes the change-of-address process much easier.

  • Keep a utility log to check service-transfer dates. If you're moving locally, leave the power and water on at your old address a few extra days so you can go back and clean up after your move.

  • Choose a "packingroom" ahead of time and box up a few things each day.

  • If you rent a Truck, rent a Carpet Cleaner at the same time to same yourself a separate trip.

  • Mark each box with its contents and destination room. That way, you and your helpers will know where each box belongs at your new home.

  • If moving locally, you may want your pets to spend moving day with a friend. Animals can become confused and frightened during a move.

  • Remember to allow for extra braking room when driving a moving van. Anticipate stops and allow a 3-second gap between you and the vehicle in front of you.

  • U-Haul moving vans require up to 12 feet of overhead clearance. Watch out for drive-thru restaurant and motel over-hangs.
