Screening tenants and conducting online credit checks is now easier than ever, and do it yourself Landlords have another tenant screening resource in their toolbox. The problem is, there are a ton of online credit check websites out there and prices can vary alot. Here are 3 of my favourites:
Tencheck.com This was the first online credit reporting service that Hope Street used and we have had a relationship with them for nearly 10 years. The fee structure changes depending on how in depth of a screening service Landlords request, but the most effective bang for your buck option is thier “Pre-Approval Report” which costs $24.99. After a Landlord has entered their tenants info, Ten-check returns a report within a few hours with credit score and other useful info. Pros: cheap, easy to use, good support. Cons: can be a little slow, doesn’t always catch everything, particularly recent court judgements.
Naborly.com A version of Naborly is Hope Street’s current preferred provider of bulk reporting. Naborly’s reports are relatively accurate and relatively up to date, but criminal checks are un-reliable. The service has shifted to a free screening model for most individual landlords, and the website generates its revenue by providing insurance and reliability guarantees for tenants. Pros: Free. Cons: Missed out on criminal info consistently.
Certn.co - Great Canadian site, but we haven’t had a ton of experience with them at the enterprise level. Their service is packaged to a variety of industries and not just Landlords, and their website is easy to use. Pros: easy to use, reasonably priced ($29). Cons: relatively new website without a huge track record.
